Los Angeles Housing Partnership, Inc., (LAHP) is a nonprofit housing development corporation committed to expanding affordable housing opportunities for low-income families and seniors. Founded in 1989, LAHP has developed nearly twelve hundred affordable homes in the cities of Los Angeles, Carson, West Hollywood and La Puente. LAHP developments include new construction, rehabilitation, and historic building renovation, with a particular emphasis on “green-building” methods.
Job Title: Construction Project Manager
Position Summary:
LAHP is seeking a full-time Project Manager to coordinate acquisition, design, entitlements, housing and construction activities for multiple affordable housing developments in cooperation with the organization's senior staff. This management position is directly responsible for future affordable housing projects from site evaluation/selection and acquisition through predevelopment and construction completion. The position must coordinate and direct activities of various consultants including architects, soils and civil engineers, attorneys, and financial investors crucial to the development process. The position reports to the Director of Real Estate Development.
Experience:
A minimum of 5 years prior experience in real estate finance or development or related work experience for real estate development, affordable housing, finance, planning, community development or related field, including 1 to 2 years of direct development experience. Experience in closing the predevelopment, construction and permanent financing of at least two affordable housing developments for which the candidate had primary responsibility during all phases of development.
Desired Skills:
Excellent written and oral communication skills, including demonstrated skills in making effective presentations at public meetings and facilitating community and group discussions. Strong negotiating skills. Working knowledge of Microsoft Office (Excel, Word, Outlook, Power Point, etc.) as well as the ability to train others; ability to work independently with minimal supervision.
Educational Background:
Bachelor’s Degree in related field. Masters Degree in Planning, Real Estate, Business Administration or related field preferred.

Job Duties:
- Identify potential development and re-development opportunities.
- Perform feasibility analysis.
- Perform all tasks necessary to secure entitlement approvals, including preparing applications, coordinating with public agencies and community groups and overseeing the preparation of plans and documents by outside architects, engineers and consultants.
- Identify and optimize project related financing, including preparing applications to public agencies, banks and other sources, coordinating the submittal of all relevant documents, interfacing with lenders and investors, and closing escrows.
- Oversee necessary due diligence activities. Recommend development team members and analyze contracts. Coordinate activities of development team members including contractors, architects, consultants, attorneys, lenders and investors. Coordinate as necessary with asset management, property management and accounting staff.
- Handle privileged legal and financial matters of the organization in a confidential manner. Monitor all phases of design and construction. Coordinate tenant relocations. Oversee the preparation of construction bidding and contract materials. Coordinate interviews and recommend selection of contractors, construction managers and other construction team members. Monitor construction in progress, prepare draw requests, evaluate change order requests and ensure contract compliance. Serve as contact person for all entities associated with projects, including public and private lenders, Planning Departments, Building and Safety Departments, community groups and others as required. Perform other duties as assigned by the Director of Real Estate Development.

- Must be physically capable of lifting, bending, climbing, standing and walking, especially pertaining to inspection of buildings under construction and under operation where navigation of stairs, crawl spaces, attics, roofs, etc. will be required
Special Requirements:
- Valid California Driver’s License; clean DMV Record and current insurance for travel within LAHP service area.
- May include evening and/or weekend hours
